In today’s soaring construction market, Design-Build is a very appealing avenue for an owner to use.   This system creates acceleration in a project schedule.   The advantage of not needing completed design documents prior to bid allows the owner to issue requests for bids of the project at an earlier point in time in the overall schedule.   Further, Design-Build projects decrease the overall duration of a project due to the merging of the designers and builders into a single contract which ultimately decreases time impacts pertaining to submittal review, RFI responses, etc.
 

Gardena Transit Administration Facility
Pinner Construction recently completed the Gardena Transit Administration, Maintenance & Operations Facility using a Design-Build approach.   Pinner selected Jacobs Global Buildings as the Designer for this project.   The 10 acre campus includes a 2 story 24,000 SF administration building that remains operational 24 hours a day.   The 43,000 SF maintenance building contains state of the art equipment to service the entire fleet of transit vehicles.   The 4,000 SF bus wash and 2,800 SF brake inspection buildings along with the 3 SCAQMD certified fueling lanes provide an all inclusive service yard the City needs to maintain its transportation services.   A portion of the bus parking lot is shaded by a 108,000 SF photovoltaic structure that includes over 432 modules which provides green power to the campus.   The project is currently under consideration by the USGBC for a LEED Silver rating.   

  Pinner Construction’s approach to Design-Build projects is known as “Single Source Responsibility” as opposed to joint venture.    Our approach allows us to have complete control of the project starting in the selection phase of design consultants and subcontractors.   We feel it is also beneficial to owners because they only have to communicate with one entity regardless of how many consultants or subcontractors are affected.
